How we work
 

Preparation

At the outset we like to meet you face to face (we travel to you). This makes it much easier for us to not only determine the bones of what you are looking for but also to get a real feel for your requirements.

You probably have at least a good idea of which part of France you are interested in. If not we can help with information on such things as climate, accessability, geographical features, price levels etc. Based on the answers to our questionnaire, and the preferences stated during our meeting concerning area, property type and price we can then draw up a specification of what you are looking for eg : an old farmhouse in the Ardeche with 3 / 4 bedrooms, outbuildings, some land, outskirts of a village, price up to £250,000.

Searching

It is important to note that only approximately 50% of French property sales are handled by estate agents and hence advertised openly. We search the chosen area(s) looking for properties which match your requirements. We do this through a combination of French property publications (an excellent source), direct contact with local immobiliers (estate agents, notaries and mayors), the internet, site visits etc. We send you details of those properties which appear to be suitable - usually supplemented by our own photos, details of the immediate area and other relevant matters you have expressed an interest in eg sporting facilities. You then choose those you wish to view. Clearly this process can be repeated as required until you have details of enough properties that justify a viewing trip.

We can then, as you wish, continue as follows:

Visiting

We can help with travel arrangements. This might include, for example, making bookings or meeting you off a plane. We would normally accompany you on viewings (which in France are nearly always conducted, if relevant, by the local Estate Agent who may speak little or on English) and we can also show you the surrounding area and facilities. On the other hand you may prefer to view on your own - it is entirely at your discretion.

Buying

When you have decided on the property you want we can help with negotiations on price and other items. Once a deal has been struck the process is taken on by a notaire (notary) who, while working for both parties, is really only concerned in ensuring that the legal documentation is correct. In our opinion it is essential that you engage a bi-lingual solicitor to look after your interests and we have contacts with a number that we can recommend.

We stay with you right through the process and this can include help with such things as putting you in touch with removal firms, opening a local bank account, organising the taking on of the various utilities etc.
